We were originally introduced to our clients Shaun & Lisa at Bracken via a recommendation.
Our clients were finding it difficult to visualise the area their roof space had to offer, completely unaware of the potential that was ready to be unlocked. Mainly due to the acute pitch of the roof and the fact that the building also had a truss roof structure with two other smaller pitches running into the main roof which meant it was extremely hard to picture, we quickly assured them that there was lots of potential and spoke about the possibilities to improve the design..
Work began by stripping the old roof. The steel frame for the floor was fitted, fabricated and infilled with timber joists. The two huge ridge beams we also installed in readiness for the roof of the Dorma to be constructed, I believe there were 17 steels in total.
My advice for the rest of the layout was to wait until the structure was built this would allow us to give the client several different options on the room sizes and layout.
Our clients had a wish list and a vision of the areas that were important to them within the project
One being the new stairwell. They wanted it to be light and airy on the landings so we changed the design of the staircase from a single turn to a double, this had a huge impact which opened up opportunities for us to flood the stairwell with natural light by means of a large electric Velux and the existing 1st floor landing window that was previously blocked out by a cupboard which we removed, it also reduced the impact the stairs had on the width of the main bedroom area.
It was decided that the stairs should be oak to match the existing on the 1st floor but also to give the old staircase a modern twist, this was created by cutting out the dated turned newel posts, handrail and spindles and replacing them with square newel posts and handrails that matched the new staircase finished off with glass balustrades from top to bottom. A very nice touch!
Another area was the ensuite, the client was determined that he wanted a free-standing bath, large walk-in shower, wall mounted basin and toilet but most importantly a mirror that doubled as a television so he could watch it in the bath. This took several attempts changing the layout to give a sense of space and natural light in the ensuite without taking too much away from the landing and the lounge area in the bedroom all of which I believe we achieved.
A feature that also worked extremely well was the 4 metre bi fold doors in the main bedroom, these really brought the outside in even on the 2nd floor of the building. They were also very useful getting the king size bed and 75-inch television up into the loft space. This was finished with a glass Juliette balcony.
Finally, the dressing room after some deliberation it was decided not to close this off with a door instead to have this space open to the main bedroom as a walk in wardrobe, this allowed us to build some made to measure wardrobes not only utilising the space but also allowing some all important natural light through via the 3rd large Velux.
This project was an absolute pleasure to build which our clients will be able to enjoy for many years to come.
